Selling Your Unit

ORDERING A SALE DOCUMENTATION PACKET

To complete the sale of your unit Affirmative Management will need to prepare the following documents:

  • Sale documentation package which includes your HOA’s governing documents (Articles of Incorporation, Bylaws, and CC&Rs), recent minutes & newsletters, financial statement, current operating budget, reserve study, rules, etc

  • AMS's standard HOA certification which lists the type of development (condo or PUD), year built, # of units, tenant/owner ratio, current dues amount, special assessment & litigation (if any) status, HOA-related transfer fees, insurance coverage summary, and other information

  • Your title company’s HOA certification and/or demand which they will provide to us and we will complete and return

Fee: $475

Ways to pay: Credit card or check. If paying by credit card call AMS at (408) 244-0909 for instructions or send a message using the CONTACT US button. If paying by check, mail it to: Affirmative Management Services | P.O. Box 477 | Campbell, CA 95009-0477.

Turnaround time: Usually a week or less from the time AMS receives payment

Is expedited service available? Yes, $100 for 24 hours

For courier pickup of completed HOA sale package: Contact AMS for physical location

Summary: You, your agent, or your title officer need to

    1. send AMS the title company’s instructions, and

    2. their HOA certification and/or demand (either or both forms), along with

    3. the $475 fee
