IMPROVEMENT PROJECTS VISIBLE FROM OUTSIDE THE UNIT
If you are thinking of doing a home improvement that will be visible from the sidewalk, street, or even the strip along the Hwy 85 soundwall, you need to complete a Modification Request Form (MRF) and receive approval before starting your project. Some examples of projects that require prior approval include installing replacement windows, a sliding glass door(s), an air conditioner, or a patio cover / arbor / sunshade / etc. The rule of thumb for when a MRF is required is Will the improvement be visible from the outside?
Note that if you are installing new windows or a sliding glass door(s), OCOA has a detailed specification that should be followed to reduce the chance of a leak in future years. If followed exactly, the association will share the cost of your installation.
If the rules say "MRF required" download and complete a MRF before you start. Here is a checklist showing the documents you will need to submit a complete application. Once the property manager receives your completed application they will approve it or ask you for more information. Be aware that if your project requires a city permit, it is your responsibility to find that out and acquire it.
SATELLITE DISHES & ANTENNAS
Are allowed, but please read OCOA's Satellite Dish Guidelines before you install one, then complete a MRF (link in first paragraph).
